Riyadh remains a significant real estate market in Saudi Arabia in 2026, influenced by population growth, economic diversification, infrastructure investment and major development programmes. A real estate consultancy approach can help investors assess property prices, demand, rental potential, development costs, financing conditions, supply and exit opportunities. In Q2 2026, Riyadh recorded 10,667 residential transactions, down 2% year on year but up 23% from the previous quarter. Residential transaction values reached SAR 14.3 billion, declining 14% year on year while increasing 8% quarter on quarter. The residential market is becoming more selective, with apartments and villas showing different performance patterns. Apartment values increased 3.1% year on year to approximately SAR 6,369 per square metre, while villa values declined 2.2%. Office demand remained strong, with Grade A rents reaching SAR 2,810 per square metre and occupancy at 97% in Q2 2026. Meanwhile, residential supply is expected to expand significantly through 2030, increasing competition across some segments. Investors should evaluate location, affordability, rental demand, construction costs, infrastructure, financing and future supply. Financial modelling and scenario analysis can also assess how changes in rents, costs, financing or development timelines may affect investment performance. This structured approach helps investors assess individual Riyadh properties based on measurable market and financial factors rather than broad market expectations.
