Homeowners insurance is one of the most important financial protections against winter-related property damage, but homeowners should never assume that every winter problem will automatically be covered.

Nebraska's Department of Insurance explains that common homeowners policy forms can include coverage for certain winter perils. A broad HO-2 policy, for example, specifically lists the weight of ice, snow, or sleet as a covered peril, along with freezing, rupture, or accidental overflow involving plumbing and certain household systems.

Potential winter insurance claims can involve several types of damage. Heavy snow or ice can damage a roof. Falling branches can strike a house, garage, or vehicle. A burst pipe can cause extensive water damage to walls, floors, cabinets, and personal belongings. Ice dams can contribute to water entering the home.

However, insurance coverage depends on the specific policy, circumstances, deductible, exclusions, and whether the homeowner properly maintained the property. Wear and tear is not the same thing as sudden storm damage. An old roof that leaks because its materials have deteriorated may present a different insurance situation from a structurally sound roof damaged by an unusually heavy snow load.

Flooding is another important distinction. The Nebraska Department of Insurance notes that flooding is not covered under a typical homeowners policy.

Homeowners should therefore review their policy before winter rather than after a loss. Check the dwelling limit, personal-property coverage, additional living expenses, deductible, water-backup coverage, and relevant exclusions. Photograph the roof, exterior structures, major appliances, and valuable belongings before severe weather. These records can make the claims process easier if damage occurs.

If a winter loss happens, protect the property from additional damage when it is safe to do so, document the condition with photographs, keep receipts for emergency expenses, and contact the insurer promptly.

Roof Snow Load Can Become a Structural Problem

A layer of snow on a roof may look harmless, but its weight increases as accumulation becomes deeper, wetter, or mixed with ice.

Wet snow is substantially heavier than light, powdery snow. Add multiple storms without enough melting between them, and the cumulative load can become significant. Ice accumulation adds another burden.
